“You Haven’t Seen Anything”: Worcester Celebrates New Housing Development That Will Expand Polar Park Community Presence With 228 Market-Ready Units

Nestled between the fan service center in Polar Park, which can communicate in more than 99 languages, and the WooSox market, the fully autonomous store where fans can buy items without paying at a checkout, was a streak rockier Earth Representing the Worcester Red The latest project from Sox.

Behind the small mounds of earth in the hall overlooking Madison Street was barren land that is expected to be moved as part of the “Polar Park Campus”.

There is currently only one parking garage in the area across from the ballpark on Madison Street. But soon a biotech facility and hotel will be added, along with two residential complexes, one of which was celebrated on Tuesday during a groundbreaking ceremony held by Senate President Harriette Chandler, Mayor Joseph Petty, City Manager Edward Augustus Jr. and Lt. Gov. Karyn Polito and front office members of WooSox.

“This is a launch pad for a lot more development and a lot more economic activity,” said Denis Dowdle, President of Madison Properties. “Each groundbreaking ceremony will be a reminder of the path that began in Worcester but was reinforced by what happened to this building and the neighborhood behind it.”

The two residential buildings are part of a project tentatively named SOMA (South of Madison) on 12 acres of land.

One of the buildings will house 228 apartments at market prices, including studio, one, two and three-room apartments.

Work on the building is slated to begin next month and will last 18 to 24 months. Renting to tenants opens at the end of this timeline, with the building slated to open sometime in 2023.

The building’s amenities include a pool, fire pits, and even a dog wash station.

Dowdle said the apartments in the SOMA properties will serve as a litmus test for future developments.

“The real achievement is the vision and the plan has literally come true and comes true every day,” said Polito. “The dynamics can be felt”

A 350-space parking garage is already planned as the only construction that is planned to open later in 2021. In addition to the 228 apartments, the area will also include a state-of-the-art biotechnology facility, a hotel and a second residential building.

Two other large residential projects will also be built around the ballpark. Boston Capital Development LLC will convert Table Talk Pies’ Kelley Square facility into a multi-phase housing development. The first will be a six-story L-shaped building with 80 affordable housing units.

Not far from Green Street, Gold Block Real Estate LLC is planning a 13-story building that will house around 300 residential units.

“You haven’t seen anything,” said Larry Lucchino, chairman of the Worcester Red Sox. “Wait until this part of the city becomes the improved neighborhood it will be with the hotel, office building, biotech center and other housing developments.”

The buildings are designed to complement the new ballpark, which the Worcester Red Sox emphasize will offer more than just baseball to the community.

In less than three months since it opened, Polar Park has already hosted nine high school graduations, proms, COVID-19 vaccine clinics, and a comedy show on Tuesday that will benefit the family of fallen Worcester Police Officer Manny Familia.

“This has become part of the fabric of our community and creates memories and important moments,” said Augustus. “That was always the vision, more than just a ballpark. It’s a great ballpark and great baseball is played, but it’s also part of our community. “
