Some 80 years ago, a group of concerned citizens formed a coalition whose sole purpose was to protect their small town of Cherry Hills Village from over-commercialization.
The area’s rural beauty, with its vast fields dotted with cottonwood forests and tranquil waters, had caught the eye of Denver residents looking to escape the city – it also caught the attention of real estate developers, the shops and industrial plants wanted to add. Thus was born the Cherry Hills Improvement Association, and thanks to their efforts, Cherry Hills Village remains ad-free to this day.
While the southern suburb has retained its bucolic charm, albeit prosperous, the advent of the I-25 freeway has made access downtown easier than ever.
What was once an isolated enclave for weekend getaways is now the primary residence for many of Colorado’s wealthiest and most famous residents, drawn in part by the lavish lot sizes, says John Jaster of Slifer Smith & Frampton Real Estate.
“The size of the property gives people privacy and security, and certain clients need that,” explains Jaster. “You need the space and quiet, and you can find that at Cherry Hills Village.”

Palatial estates on plots of 1 to 10 hectares make up a significant part of the real estate offer. These stunning homes often exceed 10,000 square feet and feature luxe amenities like indoor pools, tennis courts, and horse stables.
Most houses in the area follow a more traditional architecture with stately adornments such as columns, stone facades and porte-cochères. Modern style houses, although rarer, can still be found.
While many outdoor spaces tend to be more classic, interiors often feature cutting-edge comfort and contemporary design.

According to data from Redfin.com, the median selling price in May 2022 was $3.7 million, a year-on-year increase of 51%.
As in other smaller, land-heavy cities, where large lot sizes mean fewer apartments, average prices can vary wildly depending on sales. For example, the average selling price in December 2020 was around $2.2 million and had increased to just under $4 million the next month.
At the average price, buyers can expect to find sizable four to six bedroom homes on smaller lots. The most expensive real estate consists of mega-mansions on several acres of land, which the area is known for. One of those lots, a 20,000-square-foot home that New Bronco quarterback Russell Wilson and his wife, singer-songwriter Ciara, bought for $25 million, set the record for a single-family home in the Denver area.

Though the area is known for its vast estates and affluent residents, Jaster says there’s still a certain quaint charm to be found. “The community has a semi-rural character – sort of winding roads and things like that to slow down traffic so there can be that kind of soft country feel. And they have always maintained that. It’s still a home rule town, so you won’t find any commercial real estate.”
Meandering streams and patches of old growth forest cover the landscape, making for serene public parks and hiking trails.
Another of the few non-residential spaces in the area is the renowned Cherry Hills Country Club. The country club, which is celebrating its centenary, has hosted major events such as the US Open and the PGA Championship.

Students attending public schools are served by the Cherry Creek School District. Of the 69 schools in the district, only one, Cherry Hills Village Elementary, is within the boundaries of Cherry Hills Village.
Private schools in the city include St. Mary’s Academy and Kent Denver School. Founded in 1864, St. Mary’s Academy, an independent Catholic day school, has been recognized three times as a School of Excellence by the US Department of Education. Kent Denver serves students in grades 6 through 12 and resides on a 200-acre campus bordering the Highline Canal. The co-educational preparatory high school regularly ranks among the best private schools in the country.

Thirty miles northeast via I-225 is Denver International Airport. Centennial Airport and Union Station are about 10 miles away, or about a 20-minute drive. Centennial Airport is preferred for private flights.
Rocky Mountain National Park, a popular natural destination, is a two-hour drive away.
For skiing enthusiasts, Aspen, Vail and Breckenridge are about 3.5 hours away by car or an hour by plane.
