The reinforced concrete superstructure at 241 West 28th Street climbs over Chelsea, Manhattan

Construction is underway at 241 West 28th Street, a 22-story residential development in Chelsea. Designed by COOKFOX for MAG Partners, Atalaya, Safanad and Qualitas, the 248,000 square foot two-tower development will yield 479 units, 30 percent of which will be reserved for low and middle income households. The King Contracting Group is doing the brickwork and the Urban Atelier Group is the general contractor for the complex, which is located between Seventh and Eighth Avenues.

Since our last update in June, when work was still below salary, progress has been rapid. Now the reinforced concrete superstructure has reached the ninth floor and could still be feasible this winter.

The crews are also in the process of erecting a construction crane tower.

MAG Partners acquired the property in Midtown, Manhattan in December 2018 and signed a 99-year long lease with Edison Properties. The exterior of the building will show a richly structured brick facade and a narrow grid of recessed windows. The property will result in 214,000 square meters of living space and around 10,500 square meters of retail space on the ground floor. The living facilities include lounges, a fitness center, a children’s playroom and an outdoor lounge with a swimming pool and adjoining terrace.

Additional aerial and street views of the project can be seen below, showing how the two towers are spaced with what is likely a private central courtyard, while the top recesses give way to numerous leafy terraces for a select number of units. Dark gray panels run around the center of the flat interior walls, highlighting the core of each tower. These extend to a pair of mechanical extensions that contrast with the lighter brick color facing the street. A bush-covered metal roof rises above the main entrance along West 28th Street.

Completion of 241 West 28th Street is scheduled for July 2023.
