Local property developer builds ‘micro homes’ as solution to South Fulton’s housing shortage – WSB-TV Channel 2

FULTON COUNTY, Ga. – Channel 2 action news gets real about the affordable housing crisis and how it is affecting minority communities.

A local real estate developer and investor, Booker T. Washington, is dedicated to helping people find housing solutions, particularly in the South Metro. Channel 2’s Dave Huddleston says Washington is doing it with “micro houses”.

From the napkin to the land of South Fulton County, Washington and his team have made his dream come true with the South Park Cottages in College Park.

A native of Atlanta, Washington grew up in the community. He wondered how else he could be a developer and entrepreneur.

“Being a native of Southwest Atlanta and growing up in that community, I had a bit of a crisis of conscience,” Washington said. “I said, well, I want to continue being a real estate developer and an entrepreneur, and yes, the goal is to make a profit, but can I do it differently?”

His development of micro homes is the “other way”. The one and two bedroom micro homes range in size from 350 to 600 square feet. There are 29 units, all of which sold out within two months of their launch, priced between $200,000 and $230,000.

Alexia Gosier, 25, who works as a teacher, said she was shocked by the dramatic rise in average house prices but decided it was best to move from renting to buying.

“It was affordable for me and the price I could only afford on my teacher’s salary,” Gosier said.

Microhomes allow homeowners to save on mortgage payments and utilities, and because they take up less space, they also pay lower property taxes.

Washington said such homes are a solid option for first-time homebuyers, people looking to downsize and people being driven from their neighborhoods by gentrification.

“Home ownership, particularly for minorities in Atlanta, has continued to decline. We need to be able to find a mechanism, especially for those who are fresh out of college, those who are downsizing, those who are empty nesters, they need options,” Washington said.

Washington is also trying to provide more housing options for the southern metropolis.

“South Park Cottages is the first black and minority micro community in the United States. We’re proud of that,” Washington said.

South Park Cottages are currently under construction.

Next is a Community Union City. Washington said he has his sights set on the heart of Atlanta.
