Incenter Appraisal Management’s RemoteVal solution gives appraisers complete control of the inspection

The industry has an enormous need for appraisals, but there are fewer and fewer appraisers who can do them.

Incenter Appraisal Management’s RemoteVal technology enables appraisers to eliminate all physical travel and conduct more inspections, which in turn generates more assignments per day to complete.

The RemoteVal solution uses the technology that homeowners and agents already have with them – their Apple or Android smartphones. It eliminates the need to send third-party object data collectors to a home or bring special equipment into a home. This significantly reduces time and costs for all parties and allows assessors to generate the necessary inspection data to complete assessments remotely.

“The real difference with RemoteVal is that appraisers retain full control of the assessment review,” said Erik Pogwist, Chief Appraiser. “Reviewers can significantly reduce their turnaround times by remotely taking photos and capturing data with their own smartphone.”

RemoteVal’s built-in digital tape measure makes it easy for appraisers to determine square footage/GLA, and 3-D scanning technology allows the application to quickly and efficiently create and deliver floor plans to lenders and appraisers.

“No other remote assessment solution offers this combination of assessor-centric features and functionality,” said Pogwist.

The main advantage of RemoteVal is the speed for the lender. The inspection process can take days to weeks, but RemoteVal cuts that time so the appraiser can provide a report to the lender faster. And investors who buy the loan from a lender benefit from reduced risk, knowing the appraiser has seen the property and confirmed its condition.

Consumers want a simple process that doesn’t require them to measure or photograph a home. GSEs want desktop grading and other remote grading to increase the accuracy and speed of grading.

RemoteVal delivers on both fronts. Because the appraiser visually views the home in real time on the inspection deadline, they can more reliably and accurately check and confirm the condition of the property. It reduces risk and increases the accuracy of reports while eliminating the need to inspect the property.

In addition, appraisers can generate reports without having to drive to the property. At a time of rising gas prices, environmental awareness and concern about pollution, they can reduce their impact on the environment by ordering virtual appraisals like RemoteVal.

“RemoteVal is easy for appraisers and homeowners to adopt and use,” said President Mark Walser. “We made it very effective, but also simple. And because reviewers are still in control and personally reviewing all data, the speed increase does not come with a decrease in accuracy or integrity.”

With RemoteVal, Incenter can lead assessors into the digital age while maintaining and enhancing their role in the remote inspection process. This, in turn, will help drive adoption of GSE desktop assessment and increase usage, increase efficiencies for assessors, reduce travel time, fuel consumption and environmental impact, and provide lenders with the speed and scalability they need need to make loans faster.
